Acquisition Analyst

Initiatives, Inc. (CII) is a not-for-profit corporation established by CIC to take direct action to improve conditions in troubled properties.

Background: For the past ten years, CII has successfully executed a multifaceted effort to acquire and assemble 1-4 unit and Multi-Family properties to facilitate their rehabilitation and re-use in struggling low and moderate-income (LMI) communities in the Chicago region.

The Position: The entry level Acquisition Analyst Fellow will coordinate acquisition & disposition closing processes, monitor distressed acquisition inventory, report the status on dispositions construction progress, and coordinate communications with various stakeholders, including the City of Chicago, private attorneys, lenders, tax buyers, property owners, and developers. Acquisition activities may include direct purchase of single buildings, portfolios of buildings, mortgage notes,
tax liens, receivership liens, donated properties, etc. The Acquisitions Analyst Fellow will assist in the coordination of activities related to 3 programs that include a $3M 1-4 unit Acquisition Fund, Multi-Family Acquisition Fund and $1.2M Pilot Line of Credit (LOC) Fund.

Reports to: Vice President of Acquisitions and Dispositions Strategies / Director of Acquisitions

Duties and Responsibilities:
• Conduct research on properties including site visits, title research, and sales history.
• Coordinate access to potential acquisition and current inventory of properties.
• Coordinate asset management activities for acquired properties.
• Evaluate properties for level of rehab required to reposition for rental or homeowner occupancy.
• Prepare approval documents for proposed acquisitions and dispositions,.
• Input approved acquisitions and dispositions and lending information into legal templates.
• Coordinate closing process for acquisitions, dispositions and private lending
• Work with partners to determine and implement most effective acquisition strategies.
• Monitor client’s acquisition, construction quality and sales or leasing activities.
• Track and report progress of acquisition & disposition activities to strategic partners.
• Manage administrative tasks related to monitoring all 3 programs mentioned above.
• Track and analyze neighborhood impact and small business impact for all 3 programs above.

Skills and Experience:
• Bachelor’s degree (finance, real estate, or related field is preferred).
• Excellent with excel, word and power point.
• Working knowledge of low and moderate communities in Chicago.
• Ability to analyze data and solve problems.
• Pro forma savvy, detail oriented, excellent communication and organizational skills.
• Some experience with rehabilitation of properties and real estate finance preferred. (0-3 years)
• Real Estate Broker license would be a plus, (if not licensed, would be required to obtain license starting within 3 month of hire date).
• Valid driver’s license required.

Preservation Compact Senior Program Officer

CIC services a loan portfolio of $300 million and closes $50-$70 million in loans per year.

The Position: The Preservation Compact Senior Program Officer provides strategic support for the
Preservation Compact, a collaborative initiative housed at CIC to address the loss of affordable rental housing in Cook County. Collaborative partners encompass a diverse array of housing stakeholders, including all levels of government, for-profit and non-profit developers, community and grassroots groups, lenders and civic organizations. The Senior Program Officer leads policy analysis and stakeholder engagement efforts, driving consensus-building among partners to advance the Compact’s affordable housing preservation goals. This role involves developing and implementing strategic initiatives, conducting research and analysis to inform policy recommendations, and maintaining strong relationships with key stakeholders across sectors.

Reports to: Director of The Preservation Compact

Duties and Responsibilities:
• Support Preservation Compact Director in the development and implementation of the
Preservation Compact’s policy agenda and strategic plan
• Conduct research and analysis to further the Preservation Compact’s policy, legislative, and
other priorities
• Convene, facilitate, and coordinate logistics of select regular and ad hoc working groups
• Represent the Preservation Compact at meetings and events as needed, cultivate relationships
with partners and other stakeholders
• Track, research, and update information on properties targeted for preservation
• Identify and develop resources including maps, data tools, and outreach materials to support
Preservation Compact activities
• Assist in developing biannual report, other publications, and grant reports as needed
• Support cross-programmatic efforts within Community Investment Corporation
• Maintain excellent relations and communications with coworkers, CIC staff, and external
partners, and other stakeholders
• Field ad hoc requests for information or assistance from the Preservation Compact
• Provide communications, content and updates regarding assigned program areas to be included
in the Preservation Compact’s newsletter, press releases, action alerts, legislative updates,
meeting minutes, and program areas of the website
• Collaborate with team members on outreach, communications, events, and other activities as
needed

Skills and Experience:
• Bachelor’s degree and 5+ years of experience in community development, affordable housing,
public policy, or related fields preferred
• Excellent MS Office skills, experience with data analysis and GIS/mapping software, and Notion
project management platform preferred
• Knowledge of local/regional housing and community development institutions strongly
preferred
• Experience with website content maintenance and email newsletter programs preferred
• Excellent organizational skills, attention to detail, ability prioritize multiple deadline driven
projects
• Excellent verbal, written, and interpersonal communication skills

Salary range of $75k-$80k. Full benefits including medical/dental/vision insurance, life insurance, long term disability insurance, PTO, tuition reimbursement and gym membership reimbursement.
